Buying A Home For The First Time Part 02

Part 02, Following the first part of this two parts article, Buying a Home for the First Time,” we will discuss your home buyer’s wish list that requires the input of the entire family living in the new home. A wish list followed closely can save home buyers lots of time and money for the entire time they will spend living in their new home.

Some of the things to consider in your wish list are the number of bedrooms and bathrooms required based on the number of people living in the new home and the age of the occupants. Other things to consider are the desired distance between work and home and the amenities available in the neighborhood; amenities such as shopping and medical centers, parks, etc. We will go through some of these items in home buyers’ wish lists and help you put everything into perspective.

First, decide on the number of bedrooms and bathrooms (it is good to go for extra rooms and then scale down if the budget or availability is not there. However, do have a minimum number of bedrooms and bathrooms in mind. Next, look at the age of the occupants. If there are children in the household, start evaluating the schools in the neighborhood. You have to decide if your children will be attending public or private school. Many internet sites like zillow.com will provide you, the home buyers, with public school ratings in the area of your interest. If the public schools in the neighborhood of interest have a high rating, you might save on paying for private schools by enrolling your children in public schools. Also, it is essential to note that properties in areas where the schools have high ratings increase faster in value.

If you have seniors living with you, look for nearby medical care centers, hospitals, pharmacies, etc. Being close to such amenities will save you lots of time and money and provide better comfort to your loved ones. Next, evaluate the distance between work and home for all parties living in this new house. It will be ideal if the house is located in an area central to all or majority of the households’ workplaces. It is good to buy your home close to your workplaces to reduce both the time and money spent on gas. It is also good to look for the availability of public transportation. Public transportation is as fast as or faster than driving for commuting between home and work. Close by public transportation is a great advantage, and also it is an amenity that adds to the property value.

These were just a few items that should be on any new home buyer’s wish list. Depending on the home buyer, there would be many more items on a wish list. However, make sure that your wish list is complete enough and prioritized. Usually, not all the items on a wish list are found in any neighborhood, but the closer you get to your wish list, the more comfortable you and the rest of your family will experience. Just make sure that the critical items are not erased when you are erasing some of the items from your wish list to match a home you have found. Sometimes it is better to look for another property rather than removing some essential items from the list.

We have learned that a new home buyer should first find out the maximum amount of money they can spend on buying a home before doing anything else. Once the amount is calculated, the homebuyer will start looking to buy a home in the best location their budget allows. This is followed by creating a wish list and evaluating the properties found according to the wish list. Following these steps will certainly help a new home buyer get the best home possible for the money they can invest.
